Level 3 (iSBEM)
For simpler non-domestic buildings using standard heating and cooling. Level 3 assessors handle the majority of small offices, retail units and standard commercial spaces.
Level 4 (iSBEM)
For buildings with more complex servicing strategies — for example air-conditioning systems that fall outside Level 3 scope. Level 4 assessors handle a wider variety of building services within the iSBEM methodology.
Level 5 (Dynamic Simulation Modelling)
Level 5 assessments use approved Dynamic Simulation Modelling (DSM) software rather than iSBEM. This is required for larger, more complex buildings and for buildings with unusual services or geometry. Level 5 assessments must be carried out by a specifically qualified Level 5 assessor.
