EPCs for Warehouses

Assessment considerations specific to warehouses and distribution buildings.

Low energy demand and the exemption question

Unheated or minimally heated storage buildings may qualify as low energy demand industrial sites and fall outside the EPC requirement. Once office or trade-counter areas are heated, lit to commercial standards and separately serviced, the exemption generally no longer applies to the building as a whole.

What drives the rating

High-bay lighting and its controls are usually the dominant factor, followed by the heating strategy — gas radiant, warm air or destratification. Roof insulation and rooflight area matter, and large air-permeability figures from loading doors can be significant.

Practical points

Zoning matters: warehouse, ancillary office, welfare and trade counter are different activities and must be modelled separately. Accurate floor areas and eaves heights from drawings save considerable survey time.
