Retail-unit specific EPC guidance for landlords and occupiers.

Retail unit specifics

Each unit designed for separate occupation normally needs its own certificate, assessed on the fixed services serving that demise. Display lighting is treated as part of the assessment where it is fixed, which makes lighting specification unusually influential in retail results.

Shell and fit-out

Units let as shell-and-core are assessed on what is installed at the time of assessment, using defaults for absent services. Where a tenant fit-out is imminent, a post-fit-out assessment usually gives a fairer and often better rating.

Shopping centres and parades

Assessing a parade or centre in a single visit is far more efficient than unit-by-unit instructions as lettings arise, and gives the landlord a consistent MEES picture across the asset.
