EPCs for Offices

Office-specific guidance including multi-let and serviced offices.

Whole building or demise

Where an office building is in single occupation and served by common plant, a whole-building certificate is normal. Where floors or suites are designed for separate letting, each demise typically requires its own EPC, apportioned against the central services that serve it.

Servicing complexity

Fan-coil, VRF and VAV systems, heat recovery ventilation and central chillers usually push an office assessment to Level 4, and atria or mixed-mode strategies can require Level 5 dynamic modelling. Getting this classification right at quotation stage avoids re-work.

Improving an office rating

LED relamping with presence and daylight control, upgraded BMS control strategies, and replacing gas or direct electric heating with heat pumps are the measures that most reliably move bands in offices.
