Two-stage compliance
New commercial buildings need a design-stage Part L calculation submitted before work starts and an as-built calculation on completion, from which the on-completion EPC is produced and lodged. The certificate is required before the building is occupied and is normally a building control sign-off condition.
SBEM and DSM
Simpler buildings are modelled in iSBEM; complex geometries, atria, mixed-mode ventilation, CHP and unusual servicing strategies require approved Dynamic Simulation Modelling software at Level 5.
As-built evidence
The as-built model needs air pressure test results, commissioning certificates, actual plant efficiencies and confirmed fabric U-values. Substituting design intent for as-built evidence is the most common cause of a failed or delayed completion assessment.
