EPCs for Mixed-Use Properties

How EPCs are handled where commercial and residential use combine.

Two regimes in one building

Where a building combines commercial and residential use, the residential dwellings are assessed under the domestic methodology and the commercial parts under the non-domestic methodology. A single certificate does not cover both.

Shared services

Communal plant serving both uses has to be apportioned sensibly between the assessments. Access to riser and plant room drawings is usually the deciding factor in how straightforward this is.

Common scenarios

Shop with flats above, office conversions with retained ground-floor retail, and pubs with residential accommodation are the typical cases. Each usually results in one non-domestic EPC plus separate domestic EPCs per dwelling.
