Documents to Provide to the Assessor

Plans, specifications and information that speed up assessments and improve accuracy.

Note: This is a general guide for UK commercial property owners and professionals. Non-domestic EPC regulations, registers and processes differ across England & Wales, Scotland and Northern Ireland. Always check the current position on GOV.UK and the relevant national register before acting on any specific matter.

What speeds the work up

Floor plans (ideally CAD or scaled PDF), elevations and sections, the O&M manuals for heating, cooling and ventilation plant, lighting schedules or luminaire specifications, and any building fabric specification or U-value data from a Part L submission.

For newer buildings, the as-built Part L compliance report and BRUKL output are the most valuable documents available — they contain the modelled fabric and services data directly.

What improves the rating

Documented evidence replaces default assumptions. Boiler efficiency certificates, chiller SEER data, lighting lux and power density figures, insulation certificates and commissioning records all allow the model to reflect the building as built rather than as assumed.

If nothing is available

Assessments proceed without documentation — the assessor measures and inspects instead. Expect a longer survey, a slightly higher fee for the extra time, and a more cautious rating.
