How to Check an Existing EPC

Where the national registers sit and how to look up a current certificate.

Note: This is a general guide for UK commercial property owners and professionals. Non-domestic EPC regulations, registers and processes differ across England & Wales, Scotland and Northern Ireland. Always check the current position on GOV.UK and the relevant national register before acting on any specific matter.

Where the registers sit

Certificates for England, Wales and Northern Ireland are searchable on the relevant national EPC register by address or certificate reference number. Scotland maintains its own Scottish EPC Register. All are free to search.

What to check

Confirm the lodgement date and expiry, that the address and unit reference match the demise you are dealing with, the total useful floor area, and the assessment level. A certificate covering the whole building will not satisfy a letting of one separately-assessed demise.

If nothing is found

Older certificates may be recorded under a previous address format or unit numbering. Where a search returns nothing after checking variants, assume none exists and instruct an assessment before marketing.
